Privacy Policy

This policy explains what personal information Markham Realtor Rankings collects, why we collect it, what we do with it and how you can get at it or have it corrected. It is written to meet our obligations under the Personal Information Protection and Electronic Documents Act, and it follows the ten fair information principles set out in that Act.
1. Accountability
Markham Realtor Rankings is operated by Ryan Chan, at 8763 Bayview Avenue, Unit 127, Richmond Hill, Ontario. We are responsible for personal information under our control, including information we transfer to service providers for processing.

2. Identifying purposes
We collect personal information for these purposes only:

3. Consent
We collect personal information with your knowledge and consent. Submitting a review, claiming a profile or filing a dispute is itself consent to use that information for the purpose it was given.
Consent to be contacted for marketing is separate, optional and never bundled. On the claim form it is an unticked checkbox that is not required to complete a claim. You may withdraw that consent at any time by emailing kcd.ryanc@gmail.com, subject to legal and contractual restrictions and reasonable notice. Withdrawing marketing consent does not remove your profile or any review.
Note that a published review is public by design. Withdrawing consent to marketing does not withdraw a review. To withdraw a review you submitted, contact us and we will remove it.
4. Limiting collection
We collect only what is necessary for the purposes above. We do not ask for information we do not need, and we do not collect personal information from third party data brokers. We do not scrape personal information from Google, Zillow, Realtor.ca, MLS or TRREB.
5. Limiting use, disclosure and retention
We use personal information only for the purpose it was collected for. We do not sell personal information. We do not rent or trade mailing lists.
We disclose personal information only:
- to service providers who process it on our behalf, such as our email delivery and hosting providers, under contractual obligations to protect it and use it only for our purposes;
- where we are required or permitted by law to do so;
- with your consent.
Publication. A published review displays the display name you chose, your rating, your review text, your transaction declaration and the month it was posted. It does not display your email address, your full name where that differs from your display name, or the property address.
Retention. We keep review and claim records for as long as the content is published plus a reasonable period afterwards to handle disputes, then delete or anonymise. Unverified review submissions are deleted if the verification link is not used within 30 days. Dispute records are retained for as long as needed to demonstrate we handled the request properly.
6. Accuracy
We keep personal information as accurate and complete as is necessary for the purposes it is used for. Agents can correct their own profile information through the claim process. Anyone can ask us to correct information about them.
7. Safeguards
We protect personal information with safeguards appropriate to its sensitivity. The site is served over HTTPS. Access to submitted information and to the moderation queue is restricted to people who need it, protected by authentication. Credentials and API keys are held in environment configuration and are never stored in our code repository.
No system is perfectly secure. If a breach occurs that creates a real risk of significant harm, we will report it to the Office of the Privacy Commissioner of Canada and notify affected individuals as required.
8. Openness
This policy is public and linked from the footer of every page. Our ranking methodology is published in full on the methodology page and our review standards on the review guidelines page.
9. Individual access
On written request, we will tell you what personal information we hold about you, how it is used and to whom it has been disclosed, and give you access to it. We will respond within 30 days or tell you why we need longer.
If you show that information is inaccurate or incomplete, we will correct it and, where appropriate, notify any third party who has it. Where we decline a correction, we will record your disagreement on file.
Submit requests to kcd.ryanc@gmail.com or use the takedown and privacy request form. We may need to verify your identity before releasing information.
10. Challenging compliance
If you are unhappy with how we have handled your personal information, contact our privacy officer at kcd.ryanc@gmail.com. We will investigate every complaint and tell you the outcome. If we find a complaint justified, we will take appropriate action, including amending this policy.
If you are not satisfied with our response, you may complain to the Office of the Privacy Commissioner of Canada.
Cookies and analytics
This site does not use advertising cookies and does not run third party advertising trackers. We do not sell or share browsing data. If we add analytics, we will use a configuration that does not track individuals across sites, and this section will be updated to say exactly what is in use before it is deployed.
Children
This site is intended for adults. We do not knowingly collect personal information from children. If you believe we have, contact our privacy officer and we will delete it.
Changes to this policy
We may update this policy. The date at the top reflects the most recent update. Material changes affecting how we use information already collected will be notified to affected individuals where practicable.
