About This Site and Who Owns It

If you are going to rely on a ranking, you should know who built it and what they get out of it. This page sets that out in full.

Markham Realtor Rankings at markhamrealtor.com is owned and operated by Ryan Chan, at 8763 Bayview Avenue, Unit 127, Richmond Hill, Ontario.

This is an independent consumer resource. It is not a brokerage and is not affiliated with any brokerage, board or association. We are not a real estate brokerage. We are not registered with the Real Estate Council of Ontario as a brokerage and we do not trade in real estate. We do not represent buyers or sellers, we do not appear in transactions and we receive no commission from any sale or lease.

What this site is for

Markham home buyers and sellers choosing an agent generally have three options: ask someone they know, pick whoever is advertising locally, or wade through review sites that do not explain how their rankings work. This site exists to offer a fourth: a comparison built on verified reviews and a formula that is published in full, so you can check the ranking instead of trusting it.

How the ranking works

Every agent is scored by the same formula. The six components, their weights and the tuning constants are published on the methodology page, and that page reads the numbers directly from the same configuration file the site uses to rank, so it cannot drift out of step with the maths actually being run.

There is no paid placement in the ranked list and no manual override in the code. If sponsored placement is ever offered it will be labelled Sponsored, kept visually separate from the ranked list, and disclosed here.

Where our data comes from

We use four sources and no others:

What we deliberately do not use. We do not scrape or import Google reviews, Zillow, Realtor.ca, MLS or TRREB data. We do not publish sales figures, transaction counts or market statistics, because we hold no licensed source for them. We do not buy review data from third parties.

How this site makes money

This is a commercial site and we would rather tell you that plainly than have you find out. We sell two things to real estate agents:

Being listed and being ranked is free, permanently. If listing were paid this would be a paid directory rather than a ranking, and we would have to say so on every page instead of calling it a ranking.

Neither product affects ranked position, and that is enforced mechanically rather than by promise. The ranking function cannot read the commercial tier field, and an automated check fails our build if it ever becomes able to. Sponsored entries never carry a rank number and never appear inside the ranked list.

We also do not sell followed links. Every paid outbound link on this site carries rel="sponsored nofollow", because Google requires it of paid links and a followed paid link risks a penalty against the agent who bought it as well as against us. Full details on our advertising page.

Reviews

Reviews require a verified email address and a declaration of the transaction type, and they are moderated against our published review guidelines before publication. Agents may respond publicly to any review. Agents cannot delete reviews.

Agents who believe a review breaches the guidelines can use the dispute process, which also handles takedown and privacy requests. We do not remove reviews simply because an agent disagrees with them.

Coverage

We currently cover 12 Markham neighbourhoods: Unionville, Markham Village, Cornell, Berczy Village, Cathedraltown, Wismer, Angus Glen, Box Grove, Milliken, Thornhill (Markham side), Greensborough, Buttonville.
