Every agent is scored by the same published formula, with no paid placement. The six components and their weights are Verified review average 30%, Verified review volume 20%, Review recency 15%, Profile completeness 15%, Years licensed 10%, Response rate to reviews 10%. The full calculation, including the tuning constants, is published on the methodology page and is read directly from the same configuration file the site uses to rank.
Can an agent pay to rank higher in Markham?
No. Position in the ranked list is produced entirely by the published formula and cannot be bought or manually overridden. If sponsored placement is offered in future it will be labelled Sponsored and shown separately from the ranked list, never mixed into it.
How do you verify reviews?
A review is only published after the reviewer confirms their email address through a verification link and declares the type of transaction the review relates to, and after a moderator has reviewed it. Agents may respond publicly to any review. Agents cannot delete reviews. An agent who believes a review breaches the guidelines can use the dispute process.
Why do some agents show as not yet ranked?
An agent needs at least 3 verified reviews before they can hold a ranked position. Below that threshold they still have a profile and are listed, but they are shown separately so that a single review cannot produce a number one position.
Where does the information about agents come from?
Profile information is submitted by agents themselves, reviews are submitted and verified on this site, and registration status comes from the public Real Estate Council of Ontario registrant record. We do not use data from Realtor.ca, MLS, TRREB, Zillow or Google reviews.
